Who qualifies for a Maine VA loan
Most veterans with 90+ days of active duty wartime service or 181 days peacetime service are eligible. Active-duty members typically qualify after 90 days. National Guard and Reserve members qualify after 6 years of service or 90 days under Title 10. Surviving spouses of service members who died in the line of duty or from a service-connected disability are also eligible. We'll pull your Certificate of Eligibility (COE) on the preapproval call.
The 2026 VA loan limits in Maine
Veterans with full entitlement have no loan cap — you can borrow as much as a lender will underwrite with 0% down. Veterans with partial entitlement (prior VA loans still in play, short sales, etc.) are subject to the county conforming limit, which in most of Maine is $806,500 for 2026. Higher-balance counties don't apply in Maine as of 2026, but that can change year-over-year.
The VA funding fee
Instead of monthly PMI, VA charges a one-time funding fee at closing — typically 2.15% of the loan for first-use 0-down purchases, 3.3% for subsequent use. The fee can be financed into the loan. Veterans with a VA service-connected disability rating of 10% or higher are exempt from the funding fee entirely. Maine VA appraisal realities
VA uses its own appraisal process with a VA-assigned appraiser. In rural Maine, appraiser availability can add 5–7 days to the timeline. The VA appraisal also checks for minimum property requirements (MPRs) — peeling paint, safety handrails, roof condition. VA refinance — IRRRL and cash-out
