What the Advantage grant is
The Advantage down payment and closing-cost assistance grant is MaineHousing's companion program to the First Home Loan Program. Eligible buyers receive up to $5,000 toward down payment and closing costs — structured as a 0% interest, non-amortizing second that's forgiven if the buyer stays in the home through the program term.
Who qualifies in 2026
First-time buyers (no primary-residence ownership in the last 3 years) or buyers in a target area. Household income must fall within MaineHousing limits (varies by county and household size). The purchase must use the MaineHousing First Home Loan Program underneath. Homebuyer education from a MaineHousing-approved provider is required.
Layering Advantage with FHA, VA, USDA, or RHS
The First Home Loan Program can ride on top of FHA, VA, USDA, or RHS financing. Advantage stacks with any of those. A buyer could, for example, combine MaineHousing First Home with USDA 0% down and the $5,000 Advantage grant — resulting in negative cash-to-close after the grant covers closing costs.
When it's worth pursuing
If you're a Maine first-time buyer with income under MaineHousing limits and modest savings, Advantage + First Home is usually the cheapest path to homeownership. Over standalone FHA, it can save $4,000-6,000 at closing. Only downsides: slightly longer close timeline and required homebuyer education.
How to start
Sign up for an approved MaineHousing homebuyer education class (many are online and self-paced). Then call us for preapproval through the First Home Loan Program. Grant eligibility is confirmed during underwriting, and the grant funds show up on the Closing Disclosure.
