The USDA map — nearly all of Maine qualifies

USDA's eligibility map defines 'rural' broadly. In Maine, the only areas explicitly excluded are Portland, South Portland, Westbrook, Bangor proper, Lewiston-Auburn, and a few coastal cores. Towns people assume aren't eligible — Falmouth (parts), Windham, Gorham outskirts, Scarborough fringes — often still qualify. Always check the specific address before ruling USDA out.

2026 Maine USDA income limits

For 2026, the 1-to-4-person household limit across most Maine counties is approximately $112,450 in adjusted income. 5+ person households go up to roughly $148,450. Higher-cost counties run slightly above these numbers. 'Adjusted' income counts dependent care deductions, disability expenses, and elderly-household medical costs — many buyers qualify even when their gross income looks over the line.

The property requirements

USDA homes must be primary residences, modest for the area, and meet HUD's minimum property standards. Peeling paint on pre-1978 homes, missing handrails on stairs with 4+ risers, active roof leaks, and broken windows are the usual sticking points. How the close differs from conventional

USDA files go through a state-office review after lender underwriting — typically 2-5 extra business days. Plan on a 35-40 day close instead of 30. The payoff is 0% down and often lower total MI than FHA over the life of the loan.
